Our inspections are priced by the size of the home. You only pay for the area that we inspect.  Every client receives the same detailed inspection with the same tools and techniques — no upsells, no additional charges. We secure your booking with a deposit,  then confirm the square footage at the time of the  inspection.  Final payment is due with the report delivery within 24 hours of your inspection.

The time depends on the size and complexity of the home. Smaller properties may take a few hours, while larger homes require more time to cover properly. At Invest Inspections, we don’t force every property into the same slot — the bigger the home, the fewer appointments we open that day. With 24-hour report delivery, every inspection receives the same comprehensive detail, no matter the size — quality over quantity.

Buying a home can be stressful, so the report is designed to cut through the noise and give you clarity. INTERIOR/ EXTERIOR

The exterior inspection includes cladding, windows, doors, drainage, stairs, and railings. Inside, walls, ceilings, floors, and finishes are inspected, with insulation observed where accessible. Together, these observations show how the home is performing at the time of inspection and how it protects occupants from the elements.

HVAC SYSTEMS

Heating, cooling, and ventilation equipment are inspected. Each unit is operated with standard controls to observe function, while visible ducting, piping, and registers are checked for condition and performance at the time of inspection. Operation of certain equipment is dependent on seasonal conditions and may not be tested outside of safe temperature ranges.

ELECTRICAL

Service panels, breakers, visible wiring, and accessible receptacles are inspected. Accessible receptacles are tested using professional analyzers to verify correct wiring and GFCI devices. Thermal imaging is applied to detect overheating at connections.  Lights and  switches, are checked for function at the time of inspection.

PLUMBING

From supply lines and distribution manifolds to drains, waste, and venting, all visible plumbing components are inspected. This includes piping, fixtures, and accessible connections — observed for condition, evidence of leakage, and functional flow at the time of inspection
