A home inspection is a visual, non-invasive review. We don’t open walls, move furniture, or perform destructive testing. We also don’t operate specialized safety systems or push equipment beyond normal use — for example, overloading electrical circuits or forcing HVAC systems. Instead, we combine visual observation with specialized tools like thermal imaging, moisture meters, and electrical testers to see beyond what the eye can detect, highlighting concerns and recommending next steps when needed.
Our inspections are priced by the size of the home. You only pay for the area that we inspect. Every client receives the same detailed inspection with the same tools and techniques — no upsells, no additional charges. We secure your booking with a deposit, then confirm the square footage at the time of the inspection. Final payment is due with the report delivery within 24 hours of your inspection.
The time depends on the size and complexity of the home. Smaller properties may take a few hours, while larger homes require more time to cover properly. At Invest Inspections, we don’t force every property into the same slot — the bigger the home, the fewer appointments we open that day. With 24-hour report delivery, every inspection receives the same comprehensive detail, no matter the size — quality over quantity.

As a Level 1 Certified Thermographer, I use professional infrared equipment on every inspection to reveal conditions not visible to the naked eye. There’s a difference between a picture and a photograph. a sharp, well-composed image makes the difference between guessing what your looking at and understanding. Each photo highlights what matters and where it’s located, giving clients clarity and confidence when navigating their report.–
Video turns the inspection report into more than just words on a page — it lets clients see critical details for themselves. Short, focused clips highlight findings in real time, making the report easier to understand, more engaging to review, and far more useful when making decisions about the home.
The exterior inspection includes cladding, windows, doors, drainage, stairs, and railings. Inside, walls, ceilings, floors, and finishes are inspected, with insulation observed where accessible. Together, these observations show how the home is performing at the time of inspection and how it protects occupants from the elements.
Heating, cooling, and ventilation equipment are inspected. Each unit is operated with standard controls to observe function, while visible ducting, piping, and registers are checked for condition and performance at the time of inspection. Operation of certain equipment is dependent on seasonal conditions and may not be tested outside of safe temperature ranges.
From the roof rafters and trusses down to the foundation, every accessible structural member is carefully inspected. This includes framing, beams, joists, posts, and visible connections — ensuring your home’s skeleton is sound, safe, and built to last.
Service panels, breakers, visible wiring, and accessible receptacles are inspected. Accessible receptacles are tested using professional analyzers to verify correct wiring and GFCI devices. Thermal imaging is applied to detect overheating at connections. Lights and switches, are checked for function at the time of inspection.
From supply lines and distribution manifolds to drains, waste, and venting, all visible plumbing components are inspected. This includes piping, fixtures, and accessible connections — observed for condition, evidence of leakage, and functional flow at the time of inspection
