A home inspection is a professional review of the major systems and components of a house — including the structure, roof, exterior, heating and cooling, plumbing, and electrical — with the goal of giving you a clear understanding of their condition at the time of the inspection. The assessment is limited to what is visible and accessible on that day, providing a snapshot of how the home is performing so you can make informed decisions with confidence.
A home inspection is a visual, non-invasive review. We don’t open walls, move furniture, or perform destructive testing. We also don’t operate specialized safety systems or push equipment beyond normal use — for example, overloading electrical circuits or forcing HVAC systems. Instead, we combine visual observation with specialized tools like thermal imaging, moisture meters, and electrical testers to see beyond what the eye can detect, highlighting concerns and recommending next steps when needed.
Our inspections are priced by the size of the home. You only pay for the area that we inspect. Every client receives the same detailed inspection with the same tools and techniques — no upsells, no additional charges. We secure your booking with a deposit, then confirm the square footage at the time of the inspection. Final payment is due with the report delivery within 24 hours of your inspection.
The time depends on the size and complexity of the home. Smaller properties may take a few hours, while larger homes require more time to cover properly. At Invest Inspections, we don’t force every property into the same slot — the bigger the home, the fewer appointments we open that day. With 24-hour report delivery, every inspection receives the same comprehensive detail, no matter the size — quality over quantity.
A home inspection is a review of how the home’s systems are performing on the day of inspection. I’m not enforcing building codes — I’m focused on spotting deficiencies, safety concerns, and components nearing the end of service life. To do that, I rely on both experience and tools like thermal imaging, moisture meters, drones, and electrical testers. Findings are documented, explained in plain language, and paired with clear recommendations so you understand the impact and next steps.
A home inspection isn’t a pass-or-fail test. My role is to act as an impartial observer — to show you exactly what’s there without bias. Buying a home can be stressful, so the report is designed to cut through the noise and give you clarity. Every report is built around our T.R.U.S.T. protocol: Thorough, Reliable, Unbiased, Strategic, and Transparent. It’s not about passing or failing — it’s about giving you the insight you need to make confident decisions.
The best time to ask questions is during the inspection itself — we want you there so we can address concerns in real time. At the end, we sit down for a summary session to review key findings and make sure everything is clear. Should you have more questions in the days, weeks, or even months after, you can call or email anytime and we’ll be here to support you.
We know timing is critical when you’re making a decision about a home. At the end of the inspection, we leave 15–30 minutes to discuss top-level findings on-site. The full report — including photos, video, and detailed notes — is completed within 24 hours. Your full report and payment balance will be emailed to you for download.
